The front door opens into an inviting entrance hall where stairs with storage underneath lead to the upper level.

The generously proportioned lounge with dining space sits off to the right and is a sunny triple aspect room with sliding doors opening out to a covered patio. This room also features a gas fire.

The charming kitchen provides ample storage space through fitted units which incorporate an integrated gas burner hob with extractor hood, double oven and sink. The kitchen also offers a breakfast bar and a wood-burning stove set within an attractive brick surround.

A handy utility room sits off the kitchen, offering further fitted storage, as well as a sink and plumbing for a washing machine and tumble dryer. A door leads out to the side of the cottage.

A bright bathroom completes the ground floor with a freestanding bath and over-bath shower, WC and hand basin.

First Floor
The upper landing provides storage though fitted cupboards, whilst south facing Velux windows flood the space with natural light.

Bedroom one is a sunny and spacious double room enjoying leafy views to the rear and benefitting from a dressing room and en suite shower room.

Bedroom two is also a double room and has patio doors opening out to a balcony which enjoys views over the garden and lots of evening sunshine.

Bedroom three is a smaller double room and provides excellent storage through fitted wardrobes.

Outdoor Areas:
The cottage enjoys an idyllic garden which receives abundant sunshine and features a covered patio, as well as a lawn with well-stocked borders holding a colourful selection of perennial plants and shrubs. There is also a peaceful, south facing sun terrace to the rear, overlooking the burn. The garden space to the other side of the burn is not owned by the cottage but there is a verbal agreement whereby the cottage has use of the space, including the timber shed. Plenty of parking space is available in front of and opposite the cottage.

Falkland is a beautiful village steeped in history and home to Falkland Palace, the second residence of Mary Queen of Scots. Nestled at the foot of the Lomond Hills in North East Fife, the village is surrounded by rolling countryside and offers many lovely walks including at Maspie Den waterfall and the woodland around Pillars of Hercules organic shop and cafe. In recent years, Falkland has become known for its part in the hit US TV series Outlander, where the centre of the village stands in as 1940's Inverness. Falkland has a fantastic selection of small independent shops and cafes, as well as a number of pubs serving food. The village also offers a primary school, pharmacy and tennis club, and is well-placed for commuting, with Edinburgh Airport just an hour's drive away. The larger towns of Cupar and Glenrothes both lie a 10 minute drive away and there is a mainline railway station in nearby Ladybank. Secondary schooling is a Bell Baxter High in Cupar, whilst the private schools at St Leonards, Strathallan and Craigclowan can all be reached in around 30 minutes.
